Dry-In Construction

If you choose to become your own General Contractor, Fireside Log Homes of North Georgia can provide you with "Dry-In Construction." This type of construction will provide you with a complete weather tight shell based on the components of your log home package. The Dry-in is ready to begin upon completion of your foundation. The following is an outline of our standard Dry-in service, which can easily be modified as needed.

  • Frame all basement daylight walls and partition walls where needed
  • Assemble sub-floor on your foundation to include sill plate, floor joists and plywood decking
  • Erect log walls and log siding walls through gables and dormers
  • Assemble second floor framing system
  • Apply second floor decking material
  • Erect rafters, collar and heavy timber trusses where needed for heavy timber roof or conventional framing and trusses where designed for complete roof
  • Apply roof sub-decking
  • Apply rigid insulation if required
  • Apply final sheathing
  • Apply felt
  • Install exterior windows and doors with exterior trim
  • Frame for all fixed glass and trim
  • Install interior heavy timber steps
  • Install basement temporary steps
  • Frame all decks with hand rails, erect covered porch post, cap beams, rafters, decking and felt
  • Apply all fascia boards, frame all interior partition walls

Turn-key Construction

Fireside Log Homes provides complete turn-key construction services including design, structural engineering, excavation, foundation, framing, complete assembly/erection of your log home package, windows and doors, roofing, decks, HVAC, electrical and plumbing, complete interior to include cabinetry and countertops, flooring, trim, and requested stains or finishes.

  • Preliminary blue-lines and preliminary estimate
  • Final blueprints and contract quote, terms and conditions
  • Acquire permits
  • Land clearing and rough grading
  • Temporary electric and telephone
  • Ditching for electric, phone, TV, water, footings and foundations
  • Pour footings and foundations with all below grade mechanical box outs. Water-proof foundations
  • Pour footings and foundations
  • Backfill to final grade
  • Frame sub floor for first level
  • Erect log walls
  • Build exterior decks and porches with steps if required
  • Erect second floor system structural members
  • Placement of temporary flooring for walkways on second floor
  • Erect rafter, collar ties and heavy timber trusses where needed
  • Apply roof sub-decking (1x8 T&G)
  • Build dormers
  • Install all necessary sub-sheathing on dormers and gables
  • Install all necessary log siding on exterior and interior as required
  • Apply roof insulation
  • Apply final roof sheathing with felt
  • Complete roof covering - metal, asphalt, shake Apply second floor
  • Frame all interior partition walls
  • Build fireplace
  • Install windows and doors with all trim
  • Install and trim all fixed glass panels
  • Install heavy timber steps with railings
  • Apply all fascia boards, exterior trim and soffits
  • Electrical, plumbing, HVAC, and other mechanical rough-ins
  • Add interior wall insulation
  • Install all interior wall covering
  • Install hardwood floor
  • Install interior doors and trim
  • Complete all floor and attic insulation (if applicable)
  • Install all necessary guttering (if applicable)
  • Apply exterior paint or stain
  • Install cabinets and vanities with tops
  • Install screen on screened in porch
  • Install plumbing fixtures and electrical fixtures
  • Install appliances, stove, dishwasher, disposal
  • Install hardware
  • Install bath mirrors
  • Install carpet as required
  • Final clean-up MOVE IN!!!!!
